Prior to commencement of the project’s study, a thorough investigation is required to determine building and zoning code requirements and special government agency requirements including meeting with those agencies to ascertain issues that may affect the character or conditions of the proposed project.
Based on the findings during the code research phase, MSA will establish with you a schedule of events and general time frames to guide you in determining the duration of the project from concept to move in.
A key factor in the success of your project is cost control. At various phases of development, MSA can assist you in maintaining cost control by providing you with statements of probable construction cost, monitoring the economics of your project.
Based on an established program and through code investigation, MSA will embark on studies of feasibility to illustrate possible solutions to your program. Diagrams will be presented to illustrate analyzed program requirements and ideas for alternative solutions. Sketches will be presented studying the various alternatives within the proposed project budget.
MSA will develop for your approval, elevations, sections, and schedules depicting the actual form and character of your project. Collaboration with key personnel including consultants, engineers, specification writers and cost analysis personnel occur during this phase. Once the final project design is presented and approved, MSA will prepare the required architectural documents to execute your project and shall coordinate the services of outside consultants required.
When perspective renderings or models are desired for purposes of facilitating agency approvals, funding from financial institutions or simply to assist in communication of design concept, MSA’s experienced staff and consultants can provide accurate and detailed presentations, including photographs, renderings and hand crafted and computer generated models for your proposed project.
When your project is ready for bidding, MSA will assist you in selecting and qualifying the appropriate contractors, receiving and evaluating the bids, awarding the contract, and assisting in preparation of the proper agreements between you and the various contractors.
The success of any project relies on a positive working relationship between the owner, contractor, architect and their consultants. MSA’s responsibilities continue in this phase to ensure the proper coordination of those entities responsible for execution of the project. MSA will assist you in making critical decisions as the project proceeds, while keeping you informed of project status and giving direction to the contractor, when necessary, to execute his work.
